Piya Apartment is a low-rise residential development for executive expatriates, located on a 1,600-square-meter site in Bangkok’s Sukhumvit 15. Surrounded by office hubs, shopping malls, and international schools, the building features a symmetrical plan with three-bedroom corner units and flexible two-bedroom units that can be combined into larger four-bedroom layouts.

In response to increasing density and diminishing living quality in Bangkok’s urban core, the design maximizes saleable areas while enhancing spatial experience. The façade follows an “inside-out” logic, crafted from resident needs rather than pure form, balancing openness with privacy. Solid balcony walls extend from the interior space, increasing perceived depth, while angled surfaces shield views into units, allowing larger openings without visual compromise.

The material palette emphasizes sustainability and longevity, using low-maintenance, recyclable materials such as extruded aluminum and dry-applied stone-look tiles, reducing environmental impact without sacrificing visual and structural integrity.
