The client’s goals were clear at the onset of the rejuvenation project, spaces for modern living, to capture the essence of their proximity to the ocean, updated building systems, all while working within onerous building and zoning codes. Complexities emerged limiting the building envelope and square footage under coastal commission guidelines, staggered floor levels, a puzzled duplex plan, and structural upgrades to be implemented.
We approached the challenges headfirst, building value with each decision. Through careful study of the existing plans, we identified the organizing structural grid and maximized it to include double-height living spaces, elevated outdoor areas, and regrouped interior spaces to add a bedroom. Updated massing and reskinning provided the exterior uplift the clients desired.
Notable from the street are the dueling towers soaring to +45’ a folly by architect Clelio Boccato (former Ray Kappe associate). Originally offering limited views, the renovation continued glazing 360° for sweeping vistas of the canal and ocean. All resulting in a contemporary design, enhancing experiences, adding valuable living space, and repositioning the property in the market.
