Commissioned by The Co-operators, the new headquarters in Guelph is a transformative workplace designed by HOK, with Neo Architecture Inc. as base building architect. HOK’s interiors reimagine the office as an inclusive, wellness-focused environment that embodies the client’s cooperative values and long-term sustainability goals. Agile work zones, wellness and multi-faith rooms, and neurodiverse-supportive features create a workplace where every employee feels welcomed and empowered. Biophilic elements- including green walls, natural materials, and generous daylight-foster health, comfort, and connection to nature. Designed for hybrid work, the interiors balance collaborative hubs with quiet focus areas, all supported by ergonomic, flexible furniture and intuitive layouts. The project is on track for LEED Gold, WELL Platinum, BOMA BEST, and Net-Zero certifications, integrating advanced systems such as smart lighting, tinting windows, and a rooftop solar array. More than a headquarters, the space establishes a national benchmark for sustainable, human-centric design—one that reflects The Co-operators’ values while setting a bold standard for the future of Canadian workplaces.
